BUILDING SUCCESS
Brooklyn-based Arch Builders & Developers, Inc. (Arch) was the
first firm awarded a MTA SBMP contract.
The firm was awarded a renovation contract valued at $560,000
with New York City Transit (NYCT) as part of the Street Stair
Replacement for seven stations on the New Lots Line. Its bid
was below the engineer’s estimate. Arch was responsible
for the replacement of two steel stair seamless canopy roofs
for elevated stairs, concrete, hand rail replacement, painting
and new lighting installations at the Junius Street Station in
Brooklyn. The required trades were masonry, iron work and
electrical, with Arch serving as the project’s general contractor.
With an eleven month schedule for this project, Arch began
construction in late April, 2011 and completed the project
within the original schedule. One stair was completed and
opened on July 27, 2011; the second stair was completed on
October 27, 2011. Arch never missed a day’s work, regardless
of weather conditions.
The Junius Street Station was Arch’s first public works
project. In the initial stages of the project Arch required
mentoring and supervision with the administrative aspects
of the project including payment applications, submittals,
Requests for Information (RFI) and scheduling. According to
Salma Rashid, “We spent over three months learning about
complex documentation requirements. But it was time well
spent since we have integrated what we have learned into our
own company’s systems, and it has made us a more efficient
company.”
With guidance from New York City Transit’s (NYCT) team and
the MTA’s Construction Manager, Arch learned how to prepare,
complete and submit required documents as well as effectively
manage the project’s schedule. NYCT’s manager also
coordinated the design and operations support. According
to the MTA, the overall quality of Arch’s work exceeded
expectations.
