BUILDING SUCCESS
Brooklyn-based Reality Construction Inc., was awarded the
Long Island Rail Road’s Stony Brook and Kew Gardens Parking
Lots Improvements Project. The Stony Brook location required
resurfacing and striping of an existing parking lot, and the
Kew Gardens location required a complete parking area
rehabilitation which included removal and replacement of
the existing pavement and striping. The awarded value of
this project was $352,751, which was below the engineer’s
estimate, and the required trades were excavation, paving,
striping and general construction.
Renovating a parking lot may seem simple, but it’s not.
The LIRR went to great lengths to coordinate with the
communities in the surrounding area by providing clear and
informative notices of the pending improvements. These
communications allowed for the existing parking lot to be
cleared and for work to proceed without delays. The LIRR’s
suggestions for preparing the safety and quality work plan led
to improvements in the process and the program. Necessary
scope changes were approved promptly, and change orders
were processed timely which allowed the contractor to
progress and complete the project.
Reality also had to secure the right paving subcontractor to
ensure that the work proceeded according to schedule. “Delays
related to weather and relocation of the drywalls were also
project challenges,” explains Johnson. “Fencing and directional
signage as well as safety management were key aspects of
project management,” says Johnson.
Documentation was another project challenge. With guidance
and supervision by the MTA and its Construction Manager,
Reality became more proficient in preparing and submitting
documents such as their quality and safety work plans for
agency approval.
The project duration was 150 calendar days. Reality attained
substantial completion on August 31, 2011, approximately two
weeks ahead of schedule.

Managing documentation and safety requirements for the MTA
were two important take-away lessons learned that have now
been incorporated into Reality’s construction approach.
The MTA parking lot rehabilitation projects
created or maintained 18 new jobs.
